What is an EPC? | Energy Performance Certificates Scotland

An Energy Performance Certificate (EPC) is intended to inform potential buyers about the energy performance of a building, so they can consider energy efficiency as part of their investment or business decision to buy or occupy that building.

The EPC provides an energy rating for the building based on the performance of the building itself (E.g. the fabric) and the incorporated services (E.g. heating, ventilation, etc). The energy rating stated on the certificate will then reflect the fundamental energy performance standard of the building relative to the benchmark set. The rating can then be used to make comparisons with comparable buildings and properties.
